Retaining wall repairs in the Perth Hills

Updated October 2026

A tiered stone retaining wall with grasses along the base

Some walls can be repaired. Some are finished and the only honest advice is to rebuild. The difference matters, because money spent patching a wall that is past saving is money you will spend again. This page sets out where that line usually sits, so you can have a sensible conversation with whoever comes to look.

If the wall has moved recently, read wall leaning or collapsed first for what to do right now.

Signs a wall can usually be repaired

Signs the wall is finished

Past that point a repair is cosmetic. The builders we refer will tell you which side of the line your wall is on, and quote accordingly, repair here or a rebuild in concrete sleeper, block or limestone.

Why walls fail in the Hills specifically

Water, and the ground it cannot get through. The City of Kalamunda records that sewerage is constrained in the Hills because hard granite sits close to the surface and is costly to dig through, and the same rock stops water draining down. It travels sideways along the rock instead and arrives behind the wall. The Shire of Mundaring names heavy soils and perched water tables as Hills constraints for the same reason. Add a slope loading the wall from above and an old wall built with no ag-pipe behind it, and the outcome is not mysterious.

Two more local causes worth checking before you blame the builder. Reticulation watering the fill behind a wall every summer, which is the most common homeowner contribution to a failure. And tree roots: the Shire of Mundaring warns residents off figs, ficus and willows near effluent systems because of invasive roots, and the same species do the same thing to a wall.

What a repair involves

Most real repairs are drainage repairs with structural work attached. Excavate behind the wall, install ag-pipe and free draining gravel with geotextile fabric, get the water to a lawful discharge point, then address whatever the water damaged: replace failed posts or blocks, reduce the load above, or add structural support designed for the wall. Our retaining wall drainage page explains why that order matters.

A repair that does not touch the drainage is a repair that will be repeated.

Approvals, and the one that catches repairs

Here is the trap. Replacing a wall in the same place does not automatically mean no permit. In WA the exemption applies only where the wall retains no more than 500mm of ground, is not tied to other building work or to holding up the land next door, and is not work of a kind that affects adjoining land. A wall on or at a boundary is dealt with separately under the Building Act and needs the neighbour's consent or another authority, whatever its height. If your failing wall is the one on the boundary, which it very often is, that is the conversation to have before anything is pulled apart.

Building and Energy has taken action on exactly this point. The Building Services Board disciplined a builder for negligent conduct after part of a retaining wall project at a Perth property was carried out without a building permit and encroached on neighbouring land without consent. Getting the approval right is not paperwork for its own sake.

Confirm your wall with the Shire of Mundaring, the City of Kalamunda, the City of Swan or the City of Armadale, whichever is your permit authority. Who is allowed to build it is a statutory question in WA, and it turns on how the work is classified under the building legislation rather than on a figure a homeowner can look up and apply to their own job. We are not going to settle that on a web page. Ask the builder what registration or licence they hold, check it with Building and Energy, and ask your permit authority what your particular wall requires before you sign anything.

Guide pricing

Repairs are priced per job, because no two failures are the same. As a reference point, a rebuild runs from around $200 per metre for timber up to $700 or more per metre for stone and engineered block for a wall about a metre high, from published Australian cost guides, and rock makes a Hills number read higher. If a repair quote approaches half of a rebuild quote, ask hard questions about how long the repair is expected to last. The retaining wall cost guide has the full picture.

How the referral works

Perth Hills Retaining Walls is a referral service. Tell us what the wall is doing through the form, photographs help a lot, and we pass it to an experienced, insured local builder who works your suburb. They assess it, tell you honestly whether it is repair or replace, and quote for free with no obligation.

Frequently asked questions

Can a leaning timber wall be straightened?

Rarely, and almost never well. By the time a timber wall leans, the posts have usually failed at soil level where they stay wet. Pulling the face back without sound posts puts the load back onto something that has already lost. An assessment will tell you whether the posts have anything left.

Is a cracked limestone wall a structural problem?

Usually not at first. Limestone is a soft stone and the face pits and spalls over decades, which is cosmetic. It becomes structural when blocks lose shape enough to stop bearing properly, when courses move out of line, or when mortar joints open up. Movement, not surface texture, is the thing to watch.

Who pays for a boundary retaining wall between two properties?

That depends on the circumstances and is a question for the parties and, if needed, their own advice. What we can tell you is the building side: a wall on or at a boundary is dealt with separately under the Building Act, needs consent or another authority to proceed, and falls outside the 500mm permit exemption whatever its height. Sort that out before the work, not during.

Will my insurance cover it?

It depends on the policy and the cause, and many policies distinguish storm damage from gradual deterioration. Photograph everything, note the trigger event, and speak to your insurer before any demolition starts, because pulling a wall apart first can complicate a claim.
